Response time: We aim to respond to all enquiries within 24 hours, often the same working day. Saturday enquiries reach us in the morning and we typically reply by early afternoon UK time. Sunday enquiries are picked up first thing on Monday.

What to include in your enquiry:the easier you can make it for us to recommend the right property, the better the answer you'll get. Approximate dates (or a flexible window), the number of adults and children with their ages, the part of Tuscany you have in mind (Chianti, Val d'Orcia, the Tuscan Coast, or open to suggestions), any non-negotiables such as pool heating, single-storey access, or proximity to a particular town, and an indicative budget. None of this is required, but every detail you share gets you a more tailored shortlist back.

Phone vs email: for complex group bookings, multi-villa arrangements, or wedding logistics, a phone call is usually faster than email. We answer on +44 1274 009582 during UK office hours. For browsing and shortlisting, email gives us time to research properly and reply with a curated selection rather than reading from a screen on a call.

Existing bookings:if you have already booked a villa with us and need to amend dates, add guests, ask about local arrangements, or query an invoice, please reply to your original booking email so it threads properly. New enquiries from existing guests are equally welcome and we keep your previous trip details on file so we don't ask the same questions twice.

Working with travel agents: we work with a small number of UK-based travel agencies on a referral basis. If you are a travel professional looking to recommend our villas to your clients, please use the Partnership option in the subject dropdown and we will respond within two working days with our agency terms.
