    1. Your Booking

    These Booking Conditions, together with our Privacy Policy and any information we provide as part of your booking, form your contract with TuscanyHolidays.co.uk ("we", "our", or "us").

    By making a booking, you confirm that you have read, understood, and agreed to these terms. The lead name on the booking warrants that they are 18 years of age or over and have the authority to make the booking on behalf of all persons in the party.

    The lead name shall be liable for the administration of the booking, full payment of all deposits, amendment fees, cancellation charges, and outstanding balances, and for passing on all relevant information to every member of the party.

    2. Your Contract

    For the sale of villa accommodation ("Accommodation Services"), your contract will be with TuscanyHolidays.co.uk. The price you pay comprises the rental price and any accommodation services we provide.

    Where we suggest additional services that may enhance your booking (including, without limitation, maid service, cookery classes, and other concierge services), your contract for those services may be directly with the third-party supplier. The supplier's own terms and conditions will apply.

    3. Reservations

    When you make your booking you will be required to make a payment as specified at the time of booking. Your contract with us comes into existence when we receive your payment in cleared funds and issue you with a confirmation invoice.

    You can contact us to make a booking by emailing hello@tuscanyholidays.co.uk or by completing an enquiry form on our website. Accommodation-only bookings are typically for a minimum of one week, Saturday to Saturday. Exceptions may be considered for out-of-season bookings.

    4. Price & Payments

    The price of your villa rental will be confirmed at the time of booking and shall not change once confirmed, unless you elect to make amendments. We reserve the right to determine the price at which accommodation is sold and whether we accept your booking.

    Payment Schedule

    • If your booking is made 63 days or fewer before the rental start date, the full amount is payable within two days of booking.
    • If your booking is made 64 days or more before the rental start date, a deposit of 30% is payable within two days, with the balance due nine weeks before arrival.
    • If full payment is not received by the balance due date, this will be treated as a cancellation by you and the applicable cancellation charges will apply.

    Methods of Payment

    We accept Visa, MasterCard, and American Express credit or debit cards, as well as bank transfers. Invoices are issued in Euros (€). If payment is accepted in GBP or USD, a currency management fee may apply.

    5. Accuracy

    We endeavour to ensure that all information and prices on our website are accurate. However, occasionally changes and errors occur and we reserve the right to correct them. You must check the current price and all details relating to your chosen arrangements before we confirm your booking.

    6. Amendments & Cancellations by You

    Amendments

    If you wish to amend your booking after confirmation, the lead name must inform us in writing as soon as possible. Certain bookings may not be amended after confirmation, and any alteration could incur charges of up to 100% for that part of the booking. Where we are unable to accommodate your change and you do not wish to proceed with the original booking, cancellation charges will apply.

    Cancellations

    If you or any member of your party decides to cancel, the lead name must notify us in writing. A cancellation will entail the loss of all monies paid up to the point of cancellation, in accordance with the payment schedule above.

    7. Amendments & Cancellations by Us

    Very rarely, we may need to cancel your booking due to circumstances beyond our control. In such cases we will refund all monies paid. We shall not be liable for any additional losses, costs, or expenses incurred by you.

    8. Insurance

    Adequate and comprehensive travel insurance is a condition of your booking and should be effective from the time of booking. Your policy should cover, without limitation, the cost of assistance (including repatriation) in the event of accident or illness, medical cover, loss of baggage, and personal effects.

    9. Accommodation

    We visit and inspect each property we advertise. Descriptions on our website were accurate at the time of publication and made in good faith. We cannot accept liability for modifications made by villa owners without our knowledge, or for construction works in the vicinity.

    The number of guests staying at a villa must never exceed the number of sleeping places indicated in the property description. Arrivals are expected between 4:00 pm and 7:00 pm on the first day of the rental period. Properties should be vacated by 10:00 am on the final day.

    10. Behaviour

    All guests are expected to conduct themselves in an orderly and acceptable manner and not to disrupt the enjoyment of others. If your behaviour or that of any member of your party is causing distress, danger, or damage, we reserve the right to terminate your booking with immediate effect. No refund or compensation will be payable.

    11. Passports, Visas & Health

    It is your responsibility to ensure that all members of your party hold valid travel documentation. We cannot accept liability if you are refused entry due to incorrect documentation. Most countries require passports to be valid for at least 6 months after your return date.

    12. Complaints

    Please inform us immediately of any complaint relating to your booking. If your complaint is not resolved locally, please write to us within 28 days of your return, providing your booking reference and all relevant information.

    13. Force Majeure

    We will not be liable for events beyond our control, including but not limited to war, civil unrest, terrorist activity, epidemics, pandemics, government restrictions, natural disasters, adverse weather, volcanic eruption, or industrial disputes. In such circumstances, we will endeavour to offer alternative dates, accommodation, or a credit voucher where possible.

    14. Our Liability

    We shall not carry liability except where it is proved that we have breached our duty to select suppliers with reasonable skill and care. If we are found liable, the maximum compensation payable (except in cases involving death or personal injury) shall not exceed twice the cost of your booking.

    15. Governing Law

    These Booking Conditions and your contract with us are governed by English law. Any dispute arising between the parties is subject to the exclusive jurisdiction of the courts of England and Wales.
