The majority of our guests who choose a villa near Florence base themselves in the northern Chianti Classico zone — the area between Florence and Greve that takes in villages like Impruneta, Galluzzo, and the hills of the Florentine Chianti. These properties combine excellent road access (the Chiantigiana and A1 both lead quickly into the city) with stone farmhouse architecture, private pools, and authentic Tuscan countryside. For those who want to be further from the crowds, the Mugello valley north of Florence offers a completely different character: cooler, greener, and much less visited.
From most villas in the Florence area you can be standing in front of Botticelli's Birth of Venus in the Uffizi within 45 minutes. The city rewards multiple day trips — different museums, different neighbourhoods, different light.
The hills immediately south of Florence — technically Chianti but strongly Florentine in character — offer some of the most accessible villa stock in Tuscany. Stone farmhouses on vine-covered hillsides with pool terraces facing south toward Siena.
From Florence you are 1.5 hours from Siena, 1 hour from the Val d'Orcia, 45 minutes from Arezzo, and 2 hours from the Cinque Terre. A villa near Florence works as a hub for the whole of northern and central Tuscany.
Florence Peretola (FLR) is the closest airport — 20–40 minutes from most villas near the city. Pisa (PSA) is 90 minutes and serves more international routes. Both work well with a hire car.
The decision between a villa near Florence and a villa deeper in Chianti often comes down to how much of your holiday you want to spend in the city versus the countryside. Families who plan to visit Florence three or four times benefit from the shorter drive — 30–40 minutes versus 50–70 minutes from further south. Groups who are primarily there for the countryside, food, and wine and want only one or two Florence days can go further south and get better views for a similar price.
The Florentine Chianti hills (the areas of Impruneta, Bagno a Ripoli, and the hills above Greve) have a slightly different feel to the deeper Chianti Classico zone — more agricultural smallholding character than wine estate grandeur, and closer to the practical infrastructure of the city. Properties here tend to be good value for the proximity to Florence.
For something completely different from the Chianti model, the Mugello — north of Florence in the Apennine foothills — offers a lush green valley with medieval castles, the Medici villas of Cafaggiolo and Trebbio, and a fraction of the tourist traffic of the main Chianti route. It is a genuinely underrated area for a villa holiday with Florence as a day trip.
Villas in the northern Chianti Classico zone (Greve area) are 35–50 minutes from central Florence by car on the SS222 Chiantigiana. Villas around Impruneta and the Florentine Chianti hills are 25–35 minutes from the city centre, or 20–25 minutes to the A1 autostrada.
For stays of 7 nights or more, a villa near Florence almost always makes more sense than a city hotel — more space, a private pool, the Tuscan countryside as your backdrop, and lower nightly costs for equivalent quality. For city-breaks of 2–3 nights, a hotel closer to the centre is more practical.
Florence Peretola (FLR) is the closest airport and the most convenient for villas in Chianti and the surrounding area. Pisa Galileo Galilei (PSA) is 90 minutes away and serves considerably more international routes, including many low-cost carriers. Bologna (BLQ) is also 90 minutes and a good option if it has better connections from your departure city.
